State Wide Facilities Management Systems Coordinator

Serves as the technical specialist and expert for the electronic and automated systems, networks, controls, and equipment and has the primary responsibility to evaluate issues and ensure the proper and effective use of these systems. The systems, which are located throughout the State at various buildings owned by the Department of Administrative Services, are centrally regulated and characterized by highly integrated circuitry, interactive processes, and multiple functions. These functions include, but are not limited to: heating, ventilating, and air conditioning and refrigeration systems, fire alarms, and other life-safety components. Serves as the primary responder for this equipment during regular shift and on-call for after-hours call backs. 

Hours: 7am - 4pm, Monday - Friday. 

Job location is the Nebraska State Office Building, Downtown. 
Examples of Work
Troubleshoot, install, repair, and program alarm and monitoring systems throughout Department of Administrative Services facilities statewide. Repair and program automated fire alarm, smoke detection, and suppression systems. Install, repair, and program heating, ventilation, air conditioning, and refrigeration equipment. Review automated systems reports to determine how to maximize energy efficiency in multiple facilities. Review alarm reports and perform troubleshooting, programing, repairs, or replacements as required to ensure maximum operational capabilities are maintained. Troubleshoot, repair, and program automated lighting systems. Manage programming, design, and oversight of the installation of building automation systems. Coordinate and oversee repair work with contractors and vendor representatives. Work with facility maintenance and operations staff in facilities throughout the state to ensure optimal operation of both new and existing automated systems. Identify and resolve computer programming and communication issues with building automation systems. Track, maintain, and report budgets and inventories related to building automation systems equipment and program activities. Performs performance checks and maintenance repair work related to operation of preventative maintenance systems, networks, and components of those systems. Receives trouble calls and uses diagnostic devices and procedures to locate and isolate operating malfunctions or anomalies. Programs or reprograms control parameters and conducts tests; calibrates, checks, and adjusts measurement instruments and system/ network components; coordinates service calls between vendors and users. Performs administrative work and training related to the administration of the systems, networks, controls, and equipment in use. Keeps records of equipment inspections, tests, malfunctions, replacements, and surpluses; orders and maintains inventory of parts and supplies; prepares technical documents, operational incident reports, project updates, and work activity records; provides operational guidance when escalations are received; instructs others in operational procedures; may lead co-workers as needed. Performs advisory services work pertinent to assessment of operational needs and installation of systems, networks, and hardware/software components such as: Inspects and assesses facility needs and options that meet those needs; prepares recommendations on courses of action to take; determines or reviews product and work specifications; evaluates compliance of proposals and plans with technical and administrative requirements; Confers with vendors and contractors about service and contract requirements; serves as liaison among agency representatives , system operators/customers, and/or contractors/vendors. 
Qualifications / Requirements
REQUIREMENTS: Post high school technical school diploma/certificate in electronic or computer technology or automated facility/building management operations, including coursework/training in computer programming, and experience in installing, maintaining, and repairing electronic/automated facility/building operations management equipment and associated hardware/software encompassing control functions such as security-protection, or heating-ventilation-air conditioning, or energy management. 
Knowledge, Skills and Abilities
Knowledge of : the methods, instrumentation, and materials used in the operation, maintenance, diagnosis, and repair of electronic/automated control equipment and circuitry; industry standards and safety and building codes pertinent to systems/networks in use; basic principles of computer and telecommunications systems/networks, protocols, and programming. Ability to : install, operation, calibrate, and repair system modules, wiring, and associated equipment; interpret and apply blueprints, design plans, specifications, and technical instructions to the installation, maintenance, and repair of the systems, networks and equipment in use: maintain technical documentation including schematic/wiring diagrams, and operational/repair manuals; design and modify electronic circuitry plans; interact and communicate with others to share information, resolve competing demands and problems, and make decisions; work on separate assignments concurrently and independently.
