Performs facilities-related functions including, but not limited to, repairs and maintenance on various systems, and/or building construction tasks.
PROJECT MANAGEMENT/ COORDINATION:
Assists senior technicians in all phases of various facilities-related assignments including renovations, repairs and maintenance projects; independently manages small-scale projects or portions of large projects by coordinating work with project leads or supervisor.
PREVENTATIVE MAINTENANCE & REPAIRS:
Independently performs complex repair and maintenance of various systems and equipment with minimal supervision.
Inspect/ monitor/and troubleshoot building systems.Mechanical Tech: Perform necessary adjustments to the building management system and emergency equipment to ensure environmental conditions of the facility are at appropriate levels, and equipment will be fully functioning in the event of an emergency.
Monitors and maintains automated preventive maintenance system; works with staff to ensure maintenance is performed as scheduled.
CUSTOMER SERVICE / WORK REQUESTS:
Responds independently to complex service calls and work order requests.
TRAINING / GUIDANCE:
Provides training and guidance to other technical staff on areas of expertise.
CONTRACT DEVELOPMENT & MANAGEMENT:
Provides input to senior technicians or other department staff in developing project scopes and technical specifications.
Coordinates work with outside contractors and vendors on small- to mid-scale projects with minimal supervision.
Works with minimal supervision.
Mechanical Tech: Begins development of areas(s) of specialized knowledge. This may include chiller plant maintenance, generator maintenance, and other similar areas requiring significant advanced knowledge.
High school diploma or equivalent. Associates degree or vocational training in primary field, such as HVAC, mechanical systems, electronics, electronic controls, or industrial controls is preferred (equivalent military experience/training is acceptable).
Four to eight years of experience in a skilled craft/trades, plumbing, and/or mechanical systems, or equivalent military experience.
Strong project coordination /management skills.
Strong ability to operate portable power tools (e.g.,drills, saws, etc.), table saws, grinders, and non-powered hand tools.
Strong troubleshooting skills.
Ability to read and understand manufacturers’ warnings, labels, instructions, and Material Safety Data Sheets (MSDS).
Strong ability to read and properly interpret blueprints and project plans.
Good computer skills, including but not limited to internet application and operating all computer equipment associated with assigned equipment or systems.
Strong attention to detail.
Strong customer service skills.
Good oral communication and interpersonal skills.
Must be able to effectively document changes made to systems, equipment, or the structure.
Ability to multitask and use time efficiently to meet project deadlines.
Strong ability to identify procedural improvements, make suggestions, and assist in implementing changes.
Availability to be on-call as required and work 2nd, 3rd or weekend shift depending upon primary area of assignment.
Three to five years relevant commercial or industrial experience at the journeyman level.
